30-day vs actual-day · Mid-cycle

Rent proration. Two methods. Pick one. State it in the lease.

30-day-month is administratively cleaner. Actual-day is more precise. California doesn't require either — but the lease must specify to avoid dispute.

TL;DR

30-day method (÷30) or actual-day method (÷actual days in month). Pick one in the lease. Mid-month move-in: prorate. Mid-cycle termination after §1946 notice: prorate through end date. Skip-out: holdover analysis, not proration.
