In most mobile home park scenarios the resident owns the coach and rents the space. Park owner rents the space, not the dwelling itself. Different framework, different protections. If the park owner also owns the coach, that's a unit rental and may fall under standard landlord-tenant rules.

How much notice for rent increase?

MRL requires 90 days' notice of any space-rent increase (Civil Code §798.30). Local rent stabilization in some cities adds further limits. Most California counties don't impose space-rent caps but some cities and counties do.

What are MRL termination grounds?
