How do I remove someone not on the lease?

If they have any tenancy-like presence (paying rent, holding key, mail at address), UD is the procedure. If purely a guest with no claim of right, civil ejectment may be available. Don't change locks or remove belongings — self-help against any occupant exposes the landlord.

Can I add them to a UD against the named tenant?

Yes. Serve UD against all occupants including unnamed ones. Form UD-100 allows naming Does. Sheriff lockout removes all occupants, not just named defendants.

What about a tenant's adult child who refuses to leave?

Depends on circumstances. If they've been there with landlord knowledge and contribute to rent, they may have acquired tenant status. UD route. If pure houseguest with no claim, civil ejectment is faster.
